Shared supply changes the design problem

In a single home, if a water filter underperforms or fails, one household notices. In an apartment building or housing society, the same failure affects every unit connected to the shared line — which is why treatment for multi-unit buildings is usually designed around reliability and serviceability at least as much as raw water-quality performance. A central treatment system feeding all units, or a combination of central pretreatment plus point-of-use filtration in individual flats, are both used in practice; which is more appropriate depends on the building's plumbing layout, storage tank arrangement and how consistent the source water is.

Underground and overhead storage tanks are part of the water-quality picture

Most Dhaka apartment buildings store water in an underground reservoir before pumping it to an overhead tank for gravity supply to individual units. Both tanks are part of the water-quality chain, not just the treatment plant — sediment accumulation, inadequate covers allowing contamination ingress, and infrequent tank cleaning can all reintroduce water-quality problems downstream of a perfectly good treatment system. A tank cleaning and inspection schedule is worth treating as part of the building's water-treatment plan, not a separate housekeeping matter unrelated to it.

Common source-water issues in Dhaka multi-unit buildings

Buildings supplied by WASA mains water and buildings relying partly or fully on a deep tube well can have quite different starting water quality. WASA-supplied buildings sometimes see intermittent turbidity, taste or odour issues, particularly during supply disruptions or from ageing internal plumbing; buildings drawing from tube wells more commonly deal with iron, hardness or, in some areas, arsenic, and should have that groundwater tested specifically before deciding on a treatment approach, since these parameters vary considerably by location even within Dhaka.

Sizing treatment for the actual number of units

Peak demand in an apartment building is not evenly spread through the day — morning and evening usage typically create sharp peaks well above the average hourly flow. A central filtration or RO system sized only to average daily consumption divided by 24 hours can be undersized for these peaks, leading to poor pressure or inconsistent supply at exactly the times residents notice it most. Sizing against the building's actual peak-hour demand, not just its daily total, is the more reliable approach.

Who decides, and how treatment gets funded and maintained

Unlike a single household, treatment decisions in a housing society usually go through a residents' association or building management committee, and ongoing costs (filter replacement, membrane replacement, routine service) are typically funded through a shared service charge. Because of this, a treatment approach that is simple to explain, has predictable running costs, and does not require highly specialised operation tends to work better in practice for shared buildings than a more complex system that only one or two informed residents fully understand — even if the more complex system would perform marginally better on paper.

Starting point for a building considering an upgrade

For a housing society evaluating a new or upgraded system, the practical starting point is testing the actual source water (mains, tube well, or both if the building uses a mix), reviewing the condition and capacity of the existing storage tanks and pumping arrangement, and sizing any new treatment stage against real peak-hour demand for the number of units served — rather than adopting a package designed for a different building with a different water source.
